    I have a home in a development of 30 homes 10 townhouses, 1 pool…Gated for security. Everyone steps outside and walks or takes a bike or cart or vehicle for business or the beach. This is truly a working/vacationing group..sandals and surfboards. Hardly elistist.
    The guards at the gate provide protection against theft. Its the only threat we have. Simple crimes of opportunity are eliminated.
    As for mistrust: yep, the folks dropping by after dark uninvited are suspect.
    As for fear: none on my part.

    I am not expert on solar but I do understand that your batteries are where your money goes.
    You need to design a battery bank that can support your household needs.
    If you ever owned a boat, you know 12v lighting. It can be sufficient for all after sunset activities I believe.
    120VAC for appliances, fans and a/c is a bigger challenge.
    you have to do a load analysis and work backwards to batteries and pv cells or wind turbines. Use of propane can eliminate some electrical load requirements.
    You should plan to have your battery area designed for easy access to do maintenance, natural ventilation to dissipate heat away from living areas and protected from water intrusion. You need to plan for multiple alignments to support failed cells and failed batteries. That might mean loss of certain loads while maintenance proceeds. Judicious planning in the distribution panel will support this.
    You also need a maintenance plan with periodic actions to ensure battery life. Storage of acid might also come into play. An you will need money to replace old batteries and a place to dump them (maybe for a fee).

    I contacted the sales guy by email from the A.M. Costa Rica e-newspaper site. They are running ads everyday.
    The guy now sends me his sales e-mail every week or so. He makes lots of claims about how the owners bought this land 7-yrs ago, own it outright and never suffered any setbacks.

    I reiterate my standing maxim: “Go See for your self”

    But seriously, what do you think is going on?

    This effort sounds like an attempt to close the sea lanes to narco traffic and choke supply into mexico and el Norte.
    It also looks like part of a broader policy to police the western hemisphere and fight a growing leftist expansion by leveraging a CR government that is our strongest ally.
    Personally, I support the Monroe Doctrine, Teddy Roosevelt’s big stick maxim and Colin Powell’s post-vietnam doctrine of overwhelming force. That said, I doubt the current administration can carry the day against consumer demand for all things narco.

    As a property owner with low cash flow from tourists, I ask myself why not rent long-term locally.
    Posts like this are what keep me renting only by the week or month to tourists.

    My own home is in Bejuco and I know the Las Olas bldg was closed in january.

    1st rule is : get up and go visit for yourself.
    Try Spirit Air.
    Meet Dave personally…rent something in the area.
    Drive around with Dave…see it up close and personal.

    That is the $64M question: Any IRS insights out there in taxpayer land??
    I have Limitada SA that holds a vaction home. I also have a bank acct with that corp name as acct holder.
    The bank acct has not had a transaction in over two yrs and the balance is $40.
    The house has generated negligible net rental income (cash). It does pay for itself.
    ….any opinons on “run right out and file” vs. staying off the RADAR?
    …any ideas on how the IRS reconciles US taxpayers with the CR corps?

    based on this year’s low economy, I suggest you make reservations for next season now and do some trial-and-error rentals. If you have the two full months, go to multiple locations for a week or two each. Say maybe central west coast (Jaco/Estorillos); North west coast (Liberia y beaches); and carribean side (Cahuita & Puerto Viejo).
    Don’t buy ubtil you see what/where you like best and find the right property ot get into. Get scott’s book and get a good abogado and preferred realtor.

    I used Mapache repeatedly until they screwed me. Their guy charged my Visa $3250 for $336 bill. By the time Visa straightened it out they had $60 in :fees: they refused to refund.
    I will never go back to them.

    put your gold in a hometown USA bank safety deposit box and never ever take it to CR.
    In CR keep a trusty Visa check card for ATM access of dollars or colones.
    ….being an ex-patriot doesn’t mean dumping the security you need.

    I opened my US$ denominated savings acct at BCR after forming a S.A. corp. The attorney provided domicile for the corp and helped me get the acct open. He provided a letter of reference, proof of domicile (electric bill for his office), and personally called a guy at the bank who handled my processing.
    I have a debit/credit card and use offices anywhere i need or the web site.
    The acct is in the corp name and uses the corp cedula.
