    I came up on the bus at 4.00pm on saturday. No delays at all…it appeared that the road had been filled at least and maybe resurfaced.

    Thanks for all of your comments…with the help of Lic. Jose Manuel Arias in Playas del Coco I think I have everything sorted out and have now sold the house in question.

    NO I am not trying to sell through this forum. I am asking if anyone has experience of setting up a personally financed mortgage or setting up a trust in order to safeguard the title in case of a default in payments. The information and advice I have received so far has been conflicting and I am just seeking to benefit from anyones experience. And before anyone gives the advice to talk to a reputable lawyer, I have already done that.

    Both Lincoln and Country Day are “American” schools in their outlook and curriculum. The differences are many:
    1) Geographical location – Consider the time travelling to each school in the rush hour. Lincoln is to the north of the city and CD is to the West.
    2) Lincoln offers the IB programme in 11th and 12th Grade. A first rate international academic preparation for college.
    3) Lincoln has a brand new school building
    4) CD is more expensive.
    5) Lincoln has changed in emphasis in recent years but has stronger links to Costa Rican culture and the spanish language

    Have you considered other schools such as British School of Costa Rica, Blue Valley European School, Pan American????

    I agree with Scott. There is an established golf course that I am a member of here in Guanacaste that has lots for sale at less than the prices on the San Buenas web site (and they are actually adjoining the course, not on a ridge overlooking the course). It is finished, can be played, has a clubhouse and swimming pool, services and roads exist. If I say any more I’ll be advertising but I would just like people to have all the information before they buy a dream on paper. The Ponderosa Golf Course outside of Liberia would be a warning tale. On paper it looked great, big name designer, the lots started at $60,000 rapidly rose to $120,000. Recently i’ve heard nothing of the project and I don’t believe it is being worked on. Just across the road from my house another project is advertising a golf course but there is nothing to be seen on the ground and a best estimate must put it 3 years away, even if they get permission.

    Heres one that seems to be hardly mentioned and is a close kept secret for the golf players who like to play anytime they want. Papagayo Golf and Country Club has been up and running for the last two years. There is an 18 hole course in beautiful rolling woodland with impressive views of Guanacastes volcanoes. Its just outside of Playas del Coco. There are lots and homes for sale that come with membership (I think that runs at $10,000 at the moment). Then as a member greenfees are $20 with free cart. The public can walk in and play for around $80 again with cart included. There is a pool and restaurant to cool down after being in the Guanacaste sun. I’m a member so come up here pbird and I’ll show you around

    You pay $39,000 over five years for a small lot, but the title is only delivered when they develop it which could take longer than five years.
    “Title will be delivered at the end of the development stage and/or the final payoff, which ever is the later.”

    Buyer beware!

    I used plastic tiles by Teja Real in san Jose. They have now been up three years on one roof and seem to be ok. Don’t walk on them when they are hot, they get brittle and snap. They now make a rustic tile, slightly different material and size. It seems to have better thermal qualities. The comments are correct about installing them correctly. It does seem possible to scredw u the installation and leave leaks. We have not used zinc under them and we have no leaks except for a few unplugged screw holes where screws were withdrawn.

    Check out their website they even have the contracts on it! It looks like a great deal.
    $80 a square metre for an unspecified (500m) lot financed over 5 years, with title given when you pay off or when they develop the lot which ever is LATER. Seems too good to be true!

    SORRY I didn’t read your first comment carefully. There has been NO talk of confiscating property, just restricting development with height restrictions etc. The confiscation as Scott said is in the 200m zone.

    As Scott says you need to get a copy of the condo association constitution. If the condo was properly formed there will be a copy in the public registry. This will clearly tell you what powers the president has and your own powers. Many of these are set by law and provide protection for all parties.

    While it is true that the centre of a hurricane is very unlikely to hit Costa Rica, it is simply not true that hurricanes do not effect Costa Rica.
    It has been stated in many places on this board that Costa Rica is free of hurricanes.
    As a graduate in Geography from the University of Wales who has lived in Costa Rica for over 12 years I would like to categorically state that Hurricanes CAN and DO effect Costa Rica.
    If anyone wants I can explain at length but basically a hurricane is an atmospheric phenomemum that extends outwards from the eye for upto 500 miles, hurricane force winds will not be felt more than 100 miles from the centre BUT heavy rain may be produced at a great distance from the eye.
    It is this heavy rain that we see when a hurricane affects Costa Rica. There is little need to be worried about wind damage, but flooding, landslides and heavy rain can cause immense damage and loss of life, particulary destroying roads and bridges. Contrary to what appears logical, hurricanes on the Caribbean coast usually bring problems to the Pacific Coast. If you want to see examples google “Hurricane Cesar Costa Rica” or “Hurricane Mitch Costa Rica”.
    Now if someone wants to argue that its not as bad as Nicaragua or Florida for hurricane related effects then that is another arguement and I think the point that was trying to be made.
