The 4th side has wide open views to the ocean with a protected view shed. We have already started reforesting the majority of property while maintaining the views in order to bring even more wildlife on the property.

All four types of monkeys have been seen on the property as well as other Costa Rican forest creatures. It is truly a birders paradise. Toucans and Scarlet Macaws are seen daily.

The Gulfo Dulce is a national marine park and one of very few tropical fjords in the world. Kayak and fish right from the shore. Lots of privacy if desired but also the ability to connect to the surrounding community.

The neighborhood is slowly growing and mostly consists of expats who are conscious and considerate as well as conservation minded. There are lots of families with kids now in the area.

The closest town is Puerto Jimenez which is about a 15-25 minute drive from the house. Puerto Jimenez has all the supplies one needs to live on. There are two banks for your financial needs. There is a small airport here that allows you to fly to/from San Jose within 45 minutes.

With the new highway along the coast it is about a 5 1/12 hour scenic drive. There is a local bar and restaurant within 5 minutes that offers breakfast through dinner and has a weekly farmer/artisan market on Friday night when most of the community at large congregates.

I have been living on the Peninsula full time for almost 15 years now. This has given me a lot of functional knowledge on what is needed to exist here and how things work in this tropical environment.

Together with the late architect Rolf Ruge, R.I.P., we came up with the house layout and design incorporating all of our insights to create a truly functional and comfortable living scene. I had an American expat builder do the work since he was very detailed oriented and built everything to U.S. code.

The property itself is 4963m2 or 53421 sq. ft. of all fee simple titled land with no encumbrances. You own it. It has 40.65 meters of public road frontage and sits directly behind the 200m maritime zone.

The closest you can get to the beach in Costa Rica and actually own the land and improvements uncontested. There are adjoining beach and titled bare lands that could also be acquired separately from the neighbors if more land were desired for any reason, i.e. something Eco touristic.

No need for mosquito nets on the beds like most people have in the area. The door handles and locks are mostly all keyed to the same key and are lever styles. Beautiful granite counter tops in kitchen with large Prep Island.

Marble bathroom vanities with matching fixtures. Soaking tub in master bath. All cedar cabinetry. Toto high efficient Toilets. Open floor-plan downstairs and separated rooms upstairs. Blueprints available by request. We decided at the time of construction to not build a pool, however this allows whoever buys the house to put their own stamp of style on the place with their own pool design and sizing if desired.

We have lived in the house for almost 2 years now and it is extremely comfortable. It is a nice place for someone that wants to be surrounded by Mother Nature yet well protected from the elements and insects.

Monkeys come within 10 meters from the entertainment room and guest bedroom windows. Great neighborhood and year round easy access to town. There is direct private path to the beach that we have in perpetuity. For residential or eco touristic usage.

OFF GRID living, SOLAR POWERED. Large solar system for most all your electrical needs. We run fans, lights, TVs, computers, fridge, freezer, washer, dryer, etc… never have any issues with power. NO electricity or water bills.

LOW property taxes, under $500 per year. Does NOT qualify for the excess luxury tax. PLENTY of space for pool if desired, up to 100m2 of pool area without going over the luxury limit. We were fortunate enough to sign up for high speed internet through ICE with a few of the neighbors before they sold out of bandwidth.

Everyone else in the area is on the slower and less reliable 3G system. Furniture is negotiable.

Appliances included. The house is currently owned by a Costa Rican corporation of which I am president. I am a motivated seller will consider all reasonable offers.
