Things have really picked up in 2016! Land prices are down between 20-30% and although most condo prices are generally stable now, there are a few attractive fire sale properties to be had by the opportunistic real estate investor.

The buyers we have met with in 2016 were a mixture of those looking to retire full time, investors investing in second homes and rental properties, and a small percentage of those under retirement age who decide to come to Costa Rica to experience a new way of life.
The Northwest Guanacaste areas of Playa Flamingo, Tamarindo, and Langosta, tend to be the pricier areas, due to the services in the area and the beaches. However, there are still opportunities to get into lower priced condo options in these areas.
These areas also happen to represent the best rental income potential for investors looking to make money off their vacation property.
The next areas to become more developed are Potrero (to the north of Flamingo) and Puerto Viejo/Pirates Bay (south of Playa Conchal) located between Tamarindo and Conchal.
While many of the big hotel projects were cancelled years ago, many large scale residential projects such as Mar Vista in Flamingo, Reserva Conchal in Brasilito and Las Catalinas in Playa Danta continue to thrive.
The Flamingo Marina project is projected to break ground in 2017 and will drastically change the surrounding areas of Flamingo, Potrero and Conchal as another sought after vacation and investment destination!
The W Hotel is also about to break ground within the 2,300 Acre Golf and Resort community of Playa Conchal.
There are still some good buys very close to the beach, both for land and condos. Most of the land for single family home buyers will be found in Potrero, Conchal, and Tamarindo.
