In July 2008 we had been searching for raw land on which to build another vacation home and had just made an offer on 10,000M2 of land which was an interesting experience.

After I had balked at the asking price of $10M2 which I was confident was higher than the norm for the area, the owner had assured me that they could be a little flexible on the price so he promised me he would discuss it with his partner whom I believe was his father-in-law.

He did discuss it with his partner and happily came back to us quoting a price that was 25% more – not less – than the already inflated price he had originally asked…

This puzzling negotiation tactic – sometimes referred to as Tico logic – may work with some emotional buyers but it certainly does not with me… So it was time to look further and now we are very glad we did.

The land we then found was hidden away on the same mountain behind so many trees we didn’t even know it was there even though it was only about 500 meters away from the first lot.

And this was better because it was more private, more protected from the wind by the trees, with better views and it was only $8M2 – lower in price.

As you can see from these photographs, when we first found the land it was on two levels. Although I purchased 5,000M2 of land, the actual solid building pad itself is probably no more than 400M2

There’s also about 150M2 which has filled in using the earth moved down from the higher level.

I must admit that for me it takes quite some effort to imagine the end result when I first set my eyes on raw land – it’s been my experience that women seem to have better imaginations for this – and thankfully my lady was with me and she was able to paint a very lovely scene for me and I’m delighted she did …
