This is Robert Irvin, the developer at The Oaks Tamarindo and I would like to talk to you this morning about scarcity, buyer’s markets, seller’s markets, and what’s going on right now.

During the boom that we had in Costa Rica, prices went up every month and if you didn’t buy this month, next month you are going to buy and you are going to pay more.

That’s called the seller’s market. Today we are not in a seller’s market. We are still in a buyer’s market, but what is going on today is interesting from the other side of the lens. What is going on today is that over the last two to three years, the sellers who are distressed sellers have sold. Their units are no longer available.

Today, we have a mixture in The Oaks of low-priced units and higher-priced units, all under $200,000. Right now, we have a very small number of units that are available at $155,000. Those units are selling fast. As they become unavailable, the next units that are available cost more.

Do they cost more because prices are going up? Probably not. They cost more because the owners are not willing to accept anything less and as a result, it’s the same thing.

Prices are going up, not because we are in a seller’s market. We’re not. But because we’re clearing out the last inventory from the seller’s market.

As we clear out the inventory, the prices of the condominiums that remain in other people’s hands are higher. I know every owner at The Oaks. I have sold to almost every owner at The Oaks. I know what their prices are. To a large extent, I know what their personalities are and I know what price they’re willing to sell at.

So when I am telling you that today you can buy a condominium for $155,000, I am here to tell you that after a very few of you have bought, that statement will not be true.

No pressure. Not a seller’s market. Still a buyer’s market, but a buyer’s market for a limited number of condominiums.
