    Is Tambor an area with great potential for price appreciation? Anybody has an opinion on the Ocean Whispers condos? A one bedroom condo at the Ocean Whispers around 195K, isn’t this expensive? (Some one bedroom condo in Miami sell for the same price)?

    I guess there may be 1 bedroom condos in Miami for $195K…..but I don’t think they’re located on a beautiful unpopulated beach. And consider the taxes you’d pay in Miami….and last but not least….the condos in Miami are not being purchased!

    $195K for a one bedroom apartment is not at all expensive – depending on the size of course. And I don’t know in which areas of Miami you can get a nice one bedroom apartment for $195K but I can tell you that I would NOT want to live there.

    Although it’s early days for this project, we do have a brief summary of Ocean Whisper on this site at

    I met with the developer – who does have a proven track record – again last week and he tells me that they have increased the size of the apartments and we will feature those changes as soon as we have the new data.

    Playa Tambor is beautiful and close to Mal Pais as well, but I think the biggest attraction to Ocean Whisper is the fact that it is on a Golf Course. Even if you don’t play I think this makes it a very sound investment, I had considered a purchase in an earlier phase and the prices were about $170k. Also there is a new ferry that has made it even easier to get there. I think Scott makes a good point when he says he wouldn’t want to live in Miami. Yes southern Florida’s RE market is in the dumper and there are some bargains out there. A friend just bought a place in Tampa on a lake for $165k and the developer paid all closing costs. Condos in the “hot” areas of CR are priced in line if not more expensive than some areas in the US, but again I like what Scott said” Who wants to live there”. I think it is getting to be more of a decision to move/buy in Costa Rica because you love the country, because real estate prices have really escalated . Or you have to seek out areas that are in the back country and deal with a local broker that can get you a “local” price. Bottom line is if you want to stay in the US there are plenty of states with low taxes and very very cheap housing…but they are not Costa Rica!

    Let me repeat what Scott said…I live in Miami and I no longer want to. Too crowded and noisy and way too expensive. I pay over $7,000 taxes on a home I purchased 22 years ago for $98,000. Today it is appraised at $350k even after the recent pull back. If I were to buy this home today, my taxes and insurance would exceed $10,000 a year. Your taxes in Costa Rica would be about one tenth that amount for the same valued property.

    It is probably not a good idea to compare real estate between to such disparate places as Costa Rica and Miami, Florida. Miami has a great infra structure, Costa Rica does not. Miami is flat as a pancake and your only scenery will whatever nature cooks up in the sky or the ocean. In Costa Rica, you have the ocean PLUS mountains, waterfalls and PEACE AND QUIET in the countryside. It also depends on why you are buying real estate. If it is for an investment, you may have one set of criteria. If it is for a home, you may have another.

    Value in real estate to me is the ability to lay in a hammock on my property and not have to listen to the incessant sound of car tires hissing on the nearby street and then paying an outrageous sum in taxes to maintain an infrastructure of which I make very little use of anyway.
