We are approached every single week by someone who calls themselves a “developer” in Costa Rica who wants us to promote their real estate development or their land for sale on WeLoveCostaRica.com because they know that our VIP Members are buying a lot of real estate.

But sometimes these “developers” don’t think it through very well because we do tend to ask a lot of questions and some of them can’t answer even the most basic questions or, maybe I should say that they don’t want to answer them.

They don’t appreciate that through Amazon.com in years gone by, our website, Libreria Internacional bookstores and the Cafe Britt stores at the airport, we have sold tens of thousands of ‘How To Buy Costa Rica Real Estate Without Losing Your Camisa’ books and for the most part, our VIP Members are probably the best educated and most sophisticated Costa Rica real estate buyers out there.

 

 

Top Ten Reasons Why We Choose NOT ToFeature People Who Call Themselves “Developers.”

 

  1. For some inexplicable reason, they won’t give us the folio real number (the legally registered property identification number) of the property that they are selling which often means they don’t own it. They actually want you to pay them to buy a corporation which will own the land (eventually) so that they can use your hard-earned money to buy it… This is legal but you don’t get legal title to the property for some time, and sometimes that means never.
  2. They try to avoid meeting me. If I cannot look someone in they eyes while they tell me about the ‘opportunity of a lifetime,’ I figure it’s probably a great ‘opportunity’ for them (the sellers) but, not such a great opportunity for our VIP Members – the buyers. I have met with every single developer that is featured on WeLoveCostsRica.com and I don’t mean the sales person, I mean the owner/developer.
  3. The ‘developer’s’ previous business experience has been with failed ostrich farms, failed oil & gas partnerships, illegal pyramid schemes and penny stocks that are now worth 99% less than a penny.
  4. The names of the principals of the company (when you can find out who they are) are mentioned in newspaper articles and governmental agency websites that include key words like ‘securities violations’ and ‘fraudulent.’
  5. People are important and if you are to buy real estate in Costa Rica, you are investing in the experience of certain people – architects, builders, engineers and developers. Like a well managed hedge fund, if the manager leaves, then you really have to start from scratch because one of the very reasons that you had first invested in that fund – the manager – has now left and you have to re-examine the situation.
  6. They have no real estate experience in Costa Rica.
  7. They have no real estate experience anywhere.
  8. I have an aversion to the boiler room sales operations in the USA selling Costa Rica real estate where the ‘closers’ have no real estate experience, they may not have even been to Costa Rica and have only rarely studied to be a real estate broker.
  9. The principals have been here for three months, they can’t even order a beer in Spanish but claim to be able to communicate effectively and say they understand the Costa Rican legal system. Yeah right!
  10. Did I mention that we consider proven experience in building quality real estate in Costa Rica a very crucial factor?
