    Hi Scott, I have a potential client in Canada who tells me that a Doctor friend of his who has a “piece of land on the West Coast”, just got his property tax bill and it increased by 1000’s of per cent. I am sure someone has made a mistake here, and have not heard about any huge increases in property tax. Do you know if there have been increases, and /or what might have happened here?

    For the most part, property taxes have not been raised, they are just enforcing the tax laws the way they should have been and the recent news applies specifically to concession properties – ocean front homes and land by the water which of course have appreciated more than any other.

    This also does not apply to all municipalities.

    If an ocean front property previously had a ‘recorded value’ of 40,000,000 colones ($81K) within the municipalities property tax records and then someone paid $1,500,000 for it and the municipality then recognized that price as the recorded value instead of the old one, it would be accurate to say that his property taxes have jumped ten trillion per cent.

    But what actually happened was that the Costa Rican government is now recognizing the real market value rather than the recorded value and collecting what really is rightfully theirs.
