There are two water wells on site and the developers already have their water permits and all the other permits they need: the SETENA (Environmental Technical Secretariat) environmental permit, the MINAE (Environment and Energy Ministry) permit and the INVU (Home and Urbanism National Institute) Urban Planning permit and they will also be building a water treatment plant.

In addition to all of this, their special ‘Founder’ terms could help you save (and perhaps make) a small fortune. Terms like these are not offered by anyone we know of in the area and this unique and extremely attractive offer is good only until the end of June 2008.

  1. Your agreement is assignable which means that at any time before you close, you can ‘sell’ your residence and transfer the contract. The developer is planning on raising prices next month, and incrementally thereafter. So if you are a real estate investor who chooses to sell your condo before closing, you might make a tidy profit without having to invest the whole purchase price beforehand. Most developers insist you close before you sell, otherwise, they are in competition with you to sell their remaining homes.
  2. Ocean view square footage prices start at around $300 range!
  3. Your progressive payments throughout construction only total 45% of the purchase price. Most of the time the progressive payments total 70 – 80% of the total price!
  4. You are offered membership to the Club or $10,000 whichever is less.
  5. You have a 72 hour right of refusal should you change your mind. Your contract will be cancelled and your entire $10,000 deposit returned.
  6. Your investment is protected: You may receive a full refund of all your deposits, if you so choose, if construction has not commenced within six months. The Escrow Company, Stewart Title, will release the initial deposit and first payment to the builder only after verification that the construction of the project has started to insure funds would be available should construction not begin and a purchaser would want to cancel and receive a refund.
  7. Founder’s members will have first right of refusal in any and all future properties of the developer.
