Many people these days are looking for homesites where they can build a home that can be an enjoyable place to vacation as well a lucrative rental or profitable spec home.

Being able to align these very important characteristics is not easy and savvy buyers know that buying a premier homesite will get you more value, better rental income, and much better appreciation potential.

Q: What is a premier homesite?

A: Here in Costa Rica, out terrain varies dramatically so each area of the coast will have different premier homesites. In a flat coastal area the definition may be beachfront. In a hilly or mountainous area premier homesites must have premier views, easy access, and good neighbors.

The economics of premier real estate all comes down to an economic principle called price elasticity of demand. Price elasticity of demand measures the responsiveness of a change in quantity demanded for a good or service to a change in price. Goods (Real Estate) and services for which no substitutes exist are generally inelastic: Meaning that demand is not negatively influenced by a rise in price.

Q:What does all of this mean for real estate?

A: With a premier location and view, the substitutes are very limited and the ceiling on appreciation can be unlimited.

For example: If you have a budget of $600K to buy land near the coast in Costa Rica and to build a home on that land, it may be tempting to buy a $100K lot and build a $500K home, while in fact you would be much better off investment wise buying a premier homesite for $500K and building a smaller home for $100K.

If you are building for speculation, you must have a premier site.

Here are a few examples of some premier homesites on the Central Pacific coast.

Playa Hermosa: A 5,000 sq. meter lot in Valle Perdido. This lot is on the first ridge back from the ocean and has paved road access three minutes from the beach and 450 sq. meter flat building site. $325,000
