The poor economic situation in the USA has affected us in the way that there are certainly fewer buyers but I believe that our continued success has everything to do with trying to find the correct product for each individual’s needs at a great price.

I have seen that some developments are slowing down, while others (those with a good reputation and/or well priced properties) continue to sell at market prices despite the downturn in the US economy.

One project in particular which we represent, Cape Sails Estates, has been selling extremely well. This very affordable project, which is under construction now consists of 78, two bedroom, two bath condos of 800 square feet each, has almost sold out of Phase I with very little advertising.

What I like about this project is that the developer is well funded and does not need the funds from you to start building. As a matter of fact, the construction has been at such a quick pace, they are actually ahead of schedule which is unusual in Costa Rica!

Cape Sails Estates is located in a great location between Playa Grande and Playa Conchal in a true “Tico” community. The town of Matapalo is the last town you get to before you make the turn off to famous Playa Grande. A five minute drive will get you to Playa Grande and also Playa Conchal.

From the development, you can walk to two grocery stores, the police station, schools, church and of course, the soccer field!

This is a gated community that is safe, offers amenities, onsite property management, and let’s you live amongst the locals and not away from them in a mega project. It is well constructed, with great finish work, in a nice area with beautiful mountain views.

This is the best buy in the area with condos starting from $94,500. The next comparable project, three minutes down the road, have comparable units selling from the mid $160,000 range. HOA fees (Home Owner Association) are low, only $80 per month and will cover 24 hour security, swimming pool and common area maintenance, and exterior insurance.

The condos themselves, have an open floor plan and green space in front of and behind each unit. The first several phases are only five condos per building, single story, so it’s still private feeling and really more of a villa than a condo. Each unit features vaulted ceilings in the family room, washer/dryer connections, ceramic tile floors, upgraded granite in the kitchen, wood cabinetry, as well as a full kitchen appliances package.

There are wonderful turn-key furniture packages available to take the stress and guess work out for our clients. The development will have 24 hour security, cable and internet access, ample parking, controlled access, paved interior roads, lush landscaping, large pool, BBQ area, as well as a playground for children. With a lack of affordable housing, especially in our area of Guanacaste, rental occupancy and appreciation rates are estimated to be very high.

The clients buying into the project have been very diverse: From local teachers at Country Day School (only four minutes away) and La Paz School, executives moving into the area from San Jose, and North Americans who are looking for an affordable first or second home, or investment property.

Cape Sails Estates is a 45 minute drive from Liberia International Airport, only fifteen minutes from Tamarindo, five minutes from Grande beach with world class surfing and five minutes from Conchal beach. It is close enough and offers the convenience of being in a town with access to services, paved roads, as well as high speed internet and cable.

You can reserve your new Costa Rica condo at Cape Sails Estates for only $1,000. The deposit is fully refundable until you enter into a purchase contract and is held in escrow with Chicago Title for your convenience and protection.
