  1. What sort of decline/increase have you see in the number of potential real estate buyers who have contacted you in the last six months in comparison to the previous year?

    I have actually seen an increase of about 15% over the previous year which is good news!

  2. How has the number of sales declined or risen in the last six months in comparison to the previous year?

    My numbers are up about 10% year to year.

  3. What is the easiest real estate sale for you in your area right now?

    Single family home sites.

  4. What would you say are the unique benefits of living in the Tamarindo area?

    We have access to great services (Automercado supermarket, banking, great medical, a variety of international restaurants, shops/boutiques, and also great private bilingual schools). In addition we have amazing beaches we are able to visit 365 days per year.

  5. Where do land prices stand now in your area in comparison with this time last year?

    They seem to be rather stable. I have not seen to much increase or decrease from year to year.

  7. Where do finished home/condo prices stand now in your area in comparison with this time last year?

    Condo prices seem to be up about 5% from last year for most major condo complexes.

  8. What sort of real estate product is currently available in your area?

    Single family homesites, condos, homes, villas and even small farms/development parcels.

  9. What are you lacking? Single family homes.

    I would estimate that for every home we have available, there are 20 condos available. We lack affordable single family homes–especially with an ocean view.

  10. Is there an oversupply of any particular product?

    Land–both single family home-sites and farms.

  11. If you were a real estate investor looking to build and sell, what would you build?

    An ocean view home–without a doubt! Those are easy to sell and not as much competition as trying to sell an ocean view condo.

  12. Do you have any small hotels or B&B’s that are on the market for people hoping to buy one?

    Yes I do. I have a good one in Playa Grande steps from the beach that has a very good ROI and is priced at just over a million.

  13. Where are the best – already completed – opportunities right now in your area?

    Tamarindo, Flamingo, Conchal and Potrero beach areas.

  14. What business opportunities would you suggest are in your area for someone hoping to start a small business?

    Restaurants, B&B’s/Hotels, Children’s park (indoor park), boating/fishing.

  16. Do you have any small businesses for sale? Could you please give us 2/3 examples?

    Yes I do. 1. Green Papapa-A well established restaurant rated in the top 10 on Trip Advisor for $395,000. Great ROI! 2. Another restaurant in Tamarindo with very impressive numbers. Priced at $590,000.

    I also have a thriving souvenir shop that nets over $100,000 per year and the asking price is only $299,000. That business is located in Tamarindo.

  17. You have two small children, could you please share with us why this is a great place to raise your children?

    I love the area for many reasons–my children grow up in a beautiful, somewhat rural setting which is safe and they are at the same time getting an amazing bilingual education at one of the local community schools called La Paz.

    My boys rarely get sick and are super active with sports and love the water. The families at the beach area great. They have a great group of friends. I can’t imagine being anywhere else!

  18. Please explain how good or bad the private schools are in your area and please also give specific examples of the costs of 2/3 different schools that expat children might go to?

    I think we have a few great choices in private education. My children attend La Paz which is a bilingual non-profit private school. Depending on what grade you are in, the tuition can run $3,750 – $7,000 per year.

    CRIA is an American school and the tuition is slightly higher than La Paz. Both La Paz and CRIA are located in Flamingo area. There is also Educarte which is located near Tamarindo. Their tuition is the least and ranges from $3,000 – $5,000 per year.

  19. Why should someone consider buying real estate in the Tamarindo area right now?

    It’s a GREAT time to buy. The area is growing rapidly and buyer confidence is back! We have many more families moving into the area to take advantage of the amazing bilingual education as well as investors wanting to be able to have a safe and beautiful place for a 2nd home or an investor wanted to simply rent out their condo or home for continued rental income and appreciation.
