The Art of the Deal by Donald Trump is one of my favorite books. There is no doubt that "the Donald" has been very successful, thanks to his shrewd negotiation tactics.

Unfortunately we continue to see people who think they can come to Costa Rica and easily negotiate a great deal just like Trump. Recently we saw one client working with two Realtors (which is already a bad move), then choose to negotiate directly with an owner of a property he wanted to purchase.

I know what you are thinking, he was squeezing out the Realtor to try and get a better price, but in this situation he was adamant with the seller that the Realtors would still be paid their commission, yet he insisted in negotiating the price directly with the seller.

The ironic and predictable part is that he negotiated a terrible deal and in the end will be overpaying.

In any sort of negotiating the key is information. The more information you possess, the more leverage you have. As professional Realtors who work and live in Costa Rica full time, we are the ones that have the information that provide the leverage in those negotiations.

We know what land costs, who needs to sell, comparable sales, everything that is required to get buyers their best price. Working directly with a seller can often put you at risk.

If you are looking to purchase in Costa Rica, find a great Realtor and leave the negotiations to him/her. You might have read Donald's book and think you can be like him, but truth is even Donald Trump uses Realtors!
