Scott says his company's philosophy is to "educate and guide our clients, rather than to simply sell them something." To that end, Scott says that "unlike most sales companies, our focus is in providing complete services and guidance to our clients who, for the most part, are making their first international investment.
Our network of professionals includes lawyers, architects, builders, interior designers, relocation and moving companies, accountants (both national and international) and much more.
Our goal is to guide our clients through every step of the process, not only prior to their purchase but also after they have completed their acquisitions to insure satisfaction both short and long term." Scott notes that the last real estate book he read was "How to Buy Real Estate in Costa Rica Without Losing Your Camisa (Shirt) ? of course!"

Costa Rica Realtors - Scott Joshua Carter biography
Scott attended the University of Colorado at Boulder and holds a degree in Sociology and Spanish. He says that he "came to Costa Rica to explore, and fell in love in all senses. I am married to a Costa Rican woman, the love of my life, Gisella Alvarado, and have two beautiful daughters, Liana Rosalina, who is almost 6 going on 26 and another daughter Mia Isabella who is almost 3 years old now.
Scott Cutter's experience includes working as the general manager of a luxury five-star resort prior to working in the real estate industry. Scott says he started his company with his brother and partner, Todd Cutter, after working with several other companies in the industry here in Costa Rica, but being disappointed with the level of excellence he experienced.
Scott says that he has "a true personal love for Costa Rica and its people." He feels he is uniquely qualified to help his customers because of his "dedication to excellence, honesty, and integrity. My team and I are not here to make a quick dollar; we have each dedicated our personal funds and lives to living and developing here in Costa Rica.

This client has never bought a darned thing but he's good company.

We take the honor and responsibility of helping potential investors find their piece of paradise very seriously, and as a base principle of the company have committed to never sacrifice our personal or professional integrity in an effort to make a sale. Our job is to guide clients toward the best investments for their goals and vision; if this results in sales we are blessed."
Costa Rica Pacific Coast Real Estate - January 2010 Current Market Conditions:
"One of the hallmarks of my personal approach to real estate and that of my company is that clients should shop from a macro to micro fashion. Every potential investor in Costa Rica should work with a professional who takes the time to answer questions and provide insight to the general investment and lifestyle environment in Costa Rica first.
The next step should be an insightful and honest analysis of the pros and cons of each given area. As a limited amount of travel will show you, Costa Rica, however small, has a tremendous degree of variety in terms of natural settings, infrastructure, development, amenities and lifestyle. Though during the pioneer days of Costa Rica's development cycle, oftentimes buyers location was defined by a very finite amount of polished offerings and opportunities.
In the current climate, buyers should shop knowing that there are great opportunities in virtually every area of the country. There is certainly a wide variety in terms of total volume from one area to the next, but buyers who get educated on Costa Rica, then pick an area which will help to satisfy their investment and lifestyle vision for short and long term, and then focus on specific opportunities are oftentimes the most successful.
I have selected Manuel Antonio and the Central Pacific region as the focal point of my real estate business and personal investments and the basic principles which first validated that decision have only been reinforced during the tumultuous worldwide conditions which we have seen unfold in the past years.
The Manuel Antonio area is the benefactor of some truly unique characteristics which have allowed the area to maintain its charm and strength as one of the best investment and lifestyle options in all of Costa Rica. In the end, despite all the hoopla and promises, real estate is about supply and demand, and unlike almost any other region in the country Manuel Antonio boasts perhaps the purest supply and demand dynamic that can insure the long term integrity of your investment and lifestyle.

Manuel Antonio is a very special place.

The National Park, the smallest yet second most visited in the country is an iconic anchor and brings hundreds of thousands of visitors to the region each year. The park, combined with the soon to be completed Marina Pez Vela which will be Central America's largest and most luxurious full service Marina combine for a highly desirable destination offering both the stunning natural beauty, beaches and wildlife which define Costa Rica at a global level, and the infrastructure, services and amenities which many investors and visitors require for a comfortable and well rounded experience.
There are currently some amazing opportunities here, like there are in many areas due to the global economic conditions, but one of the things we like best about the region is that it is not prone to the boom and bust cycles that more overbuilt areas are facing.
There is real development going on in the area at a very high level, but there are also strident environmental restrictions here which though challenging for developers in terms of permitting, create a long term balance assuring that the area is not overbuilt while still providing visitors some of the most spectacular lots, villas, condos and hotels you can imagine.
As a company, we have always prided ourselves on an honest "no hype" approach to guiding our clients and the Manuel Antonio area is in many ways a physical manifestation of this policy. Not the most famous, nor flashiest place in Costa Rica, and while the explosion took place in Guanacaste and Jaco, this area has grown steadily improving infrastructure, zoning, and with several large anchor projects which are paving the way for a bright future.
If you are looking for the best that Costa Rica has to offer, without sacrificing your vision, this is a place to explore."
Costa Rica Realtor Scott Cutter - Customer Testimonials:
"We worked with Scott Cutter over a period of three years, during which we researched Costa Rica, purchased a property in Manuel Antonio, and built a luxury villa that we rented out for a year and a half before then selling it at a wonderful gain. Scott assisted us throughout every step of this marvelous process.
In addition to providing us with insightful information and expert real estate service in both the purchase and sale of the property, he helped us select a lawyer, an architect/builder, and a property manager. Each of these recommendations proved crucial to the great success of our Costa Rica venture.
In addition to being impeccably honest, very knowledgeable, and highly responsive, Scott is also a most skillful communicator and overall a delightful person to work with." Tom Murphy

"Even before we met Scott Cutter (we were contacting him and other Realtors by Internet/email before a house hunting trip to Costa Rica) we were very impressed with his responsiveness, openness and friendliness. He seemed very flexible and accommodating and not at all pushy.
All these 'Internet' impressions were correct when we met him in person. He not only showed us a lot of properties that fit our description, but took a lot of time to discuss our ideas and gave us many hints, tips and tricks without which we would have not been able to come to a decision. Let's face it: buying something like a house or a piece of land in a foreign country is somewhat scary?
Scott made us feel like we would be very safe with the investment and not alone after the purchase. He has been there for us every step along the way to our dream home. He has a very enthusiastic, friendly and engaging personality, and we always look forward to seeing him when we visit Costa Rica." Martin and Lauren Hahn

"Our buying experience here in Costa Rica was greatly enhanced by the professional service of Scott Cutter and his team of agents. Other real estate agencies turned us away because they perceived us as being 'too small' of an investor... In reality, we have purchased over US$900K worth of real estate (land and condominiums) in Costa Rica using his team." Rob Hunter, Managing Partner, Rio Mar Partners S.A., Cara Blanca Partners S.A.

"From the beginning of our relationship, Scott Cutter has been enthusiastic, professional and above all trustworthy. I say this even though we are STILL sorting out the purchase of our lot in Manuel Antonio. We have been under contract for over a year, and even though the commission that Scott will see when we do close on the property will be very little compared to the high-end sales he is more often involved in, he has put in more time and energy into ours then many sales combined. The phrase 'quality, not quantity' comes to mind.
"Scott has and continues to see us through this long, laborious process with nothing but a positive, upbeat and professional attitude. I trust him implicitly and will suggest him to anybody who asks." Mark Goldstein

"Before I started doing business with Scott Cutter, I had a very disappointing experience with an unprofessional and dishonest Realtor. That experience very nearly kept me from continuing to invest in Costa Rica.
"Being a licensed Realtor myself as well as a builder/developer, I have grown to expect a certain professionalism when conducting real estate transactions, whether they are small or large, like the one I recently completed with Mr. Cutter. But what has truly impressed me has been personally being able to view the consistency of Mr. Cutter and his staff and their level of professionalism with their customers.
"Whether it is someone walking in off the street seeking information, calling in needing assistance or other customers stopping in to speak with Mr. Cutter and his staff, you immediately begin to see the rapport his business is building as well as the trust his customers have in Mr. Cutter and his staff.
"To date I have had four transactions with Mr. Cutter and his staff, and I can honestly say that they have always gone above and beyond to accommodate me with these transactions with the end result being exactly what I expected. Of course this should be the norm, but I have heard countless horror stories from people that have been on the wrong side of an unscrupulous Realtor, as well as my own personal bad experience.
"Mr. Cutter seems to truly see the big picture when conducting his real estate business. He understands the opportunity he has being able to market and sell one of the hottest real estate markets in the world, and based on what I have observed, he will be around for a very long time.
This is very important, not just to myself whose long-term strategic goals are to take advantage of Costa Rica's natural beauty and the many opportunities that abound, but to the first-time purchaser who needs someone they can truly trust and rely on. I would recommend Mr. Cutter to anyone that is interested in purchasing real estate in Costa Rica." Dale E. Grinstead.
