John Wieland has lived in Costa Rica since 2004, he lives in Dominical in the Southern Zone with his wife and their young daughter who was born in Hospital CIMA in San Jose, Costa Rica in 2006 John began has been investing in real estate for over 15 years and started in Califonia in 1995 where he ended up owning 23 apartments which he was fortunate to sell in 2005 and for a time was a licensed Realtor in California.

Q: What is your favorite quotation? Personally - "Life is not measured by the number of breaths we take, but by the moments that take our breath away!" Professionally? "If you don't know where you are going... you are already there!"
Q: Please give us your comments on the current real estate market conditions in your area and include prices where possible?
"The Costa Ballena region has seen prices fall by approximately 20 -- 25% since 2007, across our product mix. I believe we are near or at the bottom as product absorption is quickly returning due to sellers decision to get ahead of the market (price reductions) and find the market, rather that wait for it. Additionally, it could be argued that as a destination location, the addition of the new highway connecting Quepos/Manuel Antonio with Costa Ballena will bring more volume and velocity of buyers and investors.
We have already seen the volume of tourism increase and we are anticipating velocity to rise as the next high season nears. This, should boost real estate activity, confirming that a bottom is near and bringing confidence to our area. There is robust activity in land/lots sales under $150K for quality ocean view product as well as residential homes between $250K - $400K -- these are two "sweet spots" that is already finding lack of inventory for buyers.
Lastly, we are seeing a trend in "smart/sophisticated" money returning to our market, evidenced by strong activity in residential showing above $750K and larger development tracts about $1M."

"My professional track record in "corporate" organizations accompanied by my entrepreneurial success shows my ability to adapt and execute. With over 15 years of real estate investing (residential and commercial), and with five years of broking as a partner in our current business lends a significant amount of value to prospective customers.
