One of the most common requests and inquiries we get here in our coastal offices are for international investors who would like to own and operate their own bed and breakfast properties or small inns.

As anyone will discover when they begin their search for these types of properties, there are a LOT of options on the market so I thought it would be wise to write and article about some of the key points and realities when selecting these opportunities.

Let me frame this by saying that I managed a boutique resort here in Costa Rica for several years before getting into real estate so I understand both the good and the bad about hotel management, cash flow, staffing, etc. and will try to note some very key points that are worthwhile to always consider.

Perhaps the biggest mistake which we see first time investors making is that they go online and start shopping for small hotels in their price range without regards to the area in which it is located, the existing tourism flow, amenities, infrastructure and ability to source employees and services.

It is very important to remember that buying a cheap hotel that can't make money, can't properly be serviced and will be an unsustainable investment long term. If you are just looking for a personal house, moving off the beaten track and finding the best price on land and construction, if you are personally willing to give up the amenities and infrastructure of more developed areas, is 100% OK.

If you are looking at building a business venture and lifestyle, it is paramount to remember that pricing is typically purely supply and demand and if you find a super cheap hotel in an remote area, it is likely priced accordingly due to the fact that the owners can't make any sustainable income there due to the lack of volume.
