The following is a list of 'great buys' in our area of Guanacaste. Many people have asked me about 'good deals' in the market, so I thought I would put together a comprehensive list for interested buyers!

Note that all of these properties are being sold at below market value and the owners of the property need to sell. Some sellers are more motivated than others.

1. US$94,500, (Condo in Matapalo). The almost completed first phase of condos are ready to move into. Located in a secure gated community in a Tico Village. These 2 Bedroom, 2 Bath condos are well constructed and located only 5 minutes from Playa Grande and Playa Conchal. Each condo has A/C, Cable, Phone connections, community pool and optional furniture packages.

   Private developer financing is available with as little as $5,000 down. The best deal this developer is offering is a guaranteed lease back on the fully furnished model (purchase price of $116,500). The developer will pay you $1,000 per month for up to two years! It is rare to find any guarantees on real estate, which is why this makes it in my top spot.

2. US$85,000 (Ocean view lot near Playa Conchal). Who says you can't find an ocean view lot under $100,000? This is the only lot that I know of where you can see the ocean and still walk to the beach in less than 12 minutes. This lot is 566m2, but every square inch of this lot is usable (no cliff hangers here).

   Located in a beautiful, quiet area, near Playa Conchal. The lots is in a secure community, with a total of 37 lots. There are currently 7 homes with 2 under construction. Legal water and electric to each lot. Ready to build. Property management is onsite for those who plan on building. Simply put, a great investment whether you buy and hold or buy and build.

3. US$109,000 (Ocean view lot in Playa Potrero). Best priced lot that has a great view to the Flamingo/Potrero Bay. Located near the Italian Village in Potrero, this lot measures 5000m2 (1.25 acres), has legal water, electric and is ready to build.

   There are two building pads of approximately 400m2 and 200m2 each. This is the best priced lot in the area based on the overall size. There are two homes that area nearing completion in this development. Potrero Beach is located only a 5-minute drive from this property.

4. US$105,000 (Condo in Tamarindo). Many upgrades have been done to this newer 2 Bedroom, 2 Bath condo in Tamarindo Beach. Located only 300 yards to the surf and a minute walk to town. Great location, 24 hour security. Best location and price in complex. This unit comes fully furnished and is town home style (2 stories). Motivated seller, looking for offers! Seller is taking a major loss at this price and looking to sell quickly.
5. US$205,000 (Ocean view condo near Conchal). This fully furnished 2 Bedroom, 2 Bath condo is located in a gated community near Playa Conchal. Unit measures 1,300 square feet under roof. Granite counter tops in kitchen, wood cabinets, A/C throughout. Motivated sellers! Similar units sold for $289,000 in pre-construction! Sellers must sell and are open to offers. HOA fees $175 per month.
6. US$599,000 (Ocean view 3 BR condo at Reserva Conchal). Original asking price $820,000! Tastefully decorated 3 Bedrooms 2 Baths 1,801 sq.ft. with beautiful ocean views from all rooms! Tuscan exterior, charming high end luxury condo located in the prestigious, Reserva Conchal, 2,300 acre resort, 24/7 gated security on the beautiful white sands of Playa Conchal Beach. All the amenities of the resort... Best priced condo in the development for comparable sized properties.

7. US$250,000 (Ocean view studio condo at Reserva Conchal). An impeccably furnished Reserva Conchal studio with a full size kitchen and bath. Being on the ground level, the condo opens to a secluded garden area which is only about 20 footsteps to the pool for a morning dip and coffee with the Pacific Ocean in full view. Remarkable ocean views inside and out.

8. US$275,000 (Ocean view condo in Flamingo) This could well be the best priced, fully furnished two bedroom condo in all of Flamingo. This unit has great rental history and equally nice ocean views. Seller is motivated and is open to offers! The condo is ready to rent, turn key, and it is located in the heart of Flamingo Beach.

Tamarindo Condo For Sale - $105,000

9. US$239,000 (Single family home in Potrero/Surfside). This unique home is located in Surfside Estates, an established residential development; the lot size is approx. 494 m2 (5,317 ft2) which is enclosed by a privacy wall. The home has 3 bedrooms, 2 baths, and A/C units in all rooms. It has a maintenance free yard with an attractive pool.

   This wonderful home is just a 4 block walk away from the most popular beaches of Potrero and Flamingo and they're only asking $239,000, but may take less! This seller is very motivated and says 'bring offers'. The house still needs some finish work, but there is definitely room to move on the price.

10. US$40,000 (Lot near Playa Conchal). Don't let anyone tell you that there are not lots near the beach for $40,000. This lot measures just under 800m2 (1/5 of an acre) and is located in a private, secure community. Electric and water to site. Lot is ready to build. You can still have that dream home and stay within your budget by building!
