Costa Rica Realtors in Heredia - Brief Biography of Bart ten Kate:

Bart ten Kate is a Dutch citizen who has been living in Costa Rica since 1997. He speaks Dutch, English and Spanish and lives in San Fransisco de Heredia, ten minutes away from the city center of Heredia and as a Costa Rica Realtor, he specializes in the areas around Heredia including San Isidro de Heredia, San Rafael and the picturesque Tirol area where you can find some remarkable and very exclusive private estates.

Bart was born and raised in a small village in the north of Holland and was really happy to move to university in the south where he received a degree in management and marketing in the Travel Industry.

Through jobs with tour operators he ended up in Amsterdam, working as Operations Manager for a large incoming agent handling Japanese tourists and business travelers. The job included contracting, controlling of reservations and work loads for employees, VIP handling, organization of company visits and conferences.

Bart enjoyed the job but "always wondered how to live for work and not to work for a living." He recognized he had to escape from the fast paced Western world and ended up traveling Costa Rica numerous times and bought land close to Dominical where he eventually quit his job, got married and started putting in the roads, building a hotel and restaurant.

In the next few years he successfully turned his passion for cooking into a profession and become a chef. At the same time he developed a three week adventure tour for a Dutch tour operator and a company called "Hiking Costa Rica." Although he achieved his life style expectations, unfortunately his marital situation led to divorce and the eventual sale of his business.

With quite a bit of Costa Rican business experience under his belt and some in depth knowledge of Costa Rica real estate after finding the land and building a hotel and restaurant, Bart started his own real estate firm however, when a new, special lady entered his life they moved to Heredia to be closer to her family.

Q: What are the general market conditions like in your area? September 2007?

A: "Heredia is booming with growth initiated by commercial and industrial new companies, followed by residential development and development of hospitals and shopping malls. There is a big supply and demand for middle class local mostly condominium houses, financed by banks. Higher class residential development can be found in the hills above Heredia.

With a continuous growing demand, prices go up. Land prices close to the city Center of Heredia are matching prices in Escazu and Santa Ana. In the hilly area above Heredia you find lots and land varying from $35 to $90 per m2, whereas only half a year ago prices started at $20. As demand is largely a local demand forced by economic growth, I don't see the process of rising prices to stop soon."

Q: What is your favorite quotation?

A: "Some men see things as they are and say "Why?" I dream things that never were and say, "Why not?" George Bernard Shaw.

Q: What other services do you offer your customers?

A: "Working with a "full service real estate company" in Costa Rica first job is to explain to buyers what Costa Rica is all about. What is different here, not only buying real estate, but as well living here or working here. I try to match the buyers' expectations with reality.

Guidance through the negotiation and buying process primarily, but help with finding the right lawyer, home inspector, landscaper, builder, bank, buying a telephone...

Sharing ideas after purchase concerning subdivision within Costa Rican legal terms, advice on getting the right permits, can be part of the job as well. For seller clients the process is more defined. Accurate assessment, defining price and sales strategy, presenting a marketing proposition, representation in negotiation (disclosure with client if representation is dual)."

Q: As a Costa Rica Realtor - What makes you uniquely qualified to help your customers?

A: "Through trial and error, I have gained a lot of experience in doing business in Costa Rica. From buying property myself to putting in roads, electricity, building, permits, setting up and running a business, managing employees, etc. I have a lot of information to share.

Through my involvement in the local chamber or tourism, the hotel, restaurant and tour business in Costa Rica over the last ten I have made many connections that have proven to be invaluable to my real estate clients.

My extensive travel experience in Costa Rica and in other parts of the world has given me a good understanding of the cultural differences. I'm a good listener and able to share my own experiences with clients so that they have realistic expectations about what they can achieve.

I'm not perfect and understand that I should always try to learn more to build my personal and professional qualities. When I feel I can not give the exact professional service my client is looking for, I tap into my resources and provide what is needed."
