Costa Rica Realtor - Brief biography of Phil Hemion: Born and raised in the Seattle area, Phil went to a University in California (Cal Poly SLO) where he received a Bachelors and Masters Degree in Industrial Technology. He then worked for a Fiberglass and Acrylic Manufacturer of kitchens and bathware and studied production and sales trends based upon the housing markets around the USA living both in S. California and Virginia. Heredia Realtor - Q&A with Phil Hemion: Q: What makes you uniquely qualified to help your customers? A: "I'm good at communicating with Costa Ricans, I'm patient with buyers, I only show properties that fit the buyer's requirements, and I have good relationship with my business partners." Q: What was the last real estate book you read? A: "Roger Petersen's book The Legal Guide to Costa Rica." Q: Why did you come to Costa Rica? A: "I came to Costa Rica to become bilingual. After my first year of studying Spanish and teaching English, I began to pursue my general interest in land value and construction. During my second year here, I assisted in a home remodel project, I explored properties, and then enrolled in the CCBR real estate course to begin working to help others do the same." Q: As a Costa Rica Realtor what's your outlook for the Heredia real estate market? A: "Smaller properties (150-250 m2) in residential neighborhoods around the Heredia area are priced between US$150 to $230 per square meter. Expect to pay around $50K for one of these. Further out for larger lots in nice neighborhoods (1,000-2,000 m2) are between $45-100 M2. In the mountains behind Heredia depending on the size, location, views, and access, land is going for $18-70 dollars/M2. The going rate for around 7,000 m2 in the mountains is between $140K-210K. The homes in residential Heredia range anywhere from US$95K to US$400K and beyond depending on the neighborhood, size, and age. In the hills and mountains behind Heredia, there are luxury homes from $300K on past US$2 million. Presently, there is a good amount of inventory for sale in this area and the motivated sellers are having to come down in price to sell because in many cases homes have been on the market for a year plus. However there are a lot of very patient sellers who are sticking to their prices due to the increasing interest in the area and higher construction costs. At the moment, a buyer has the advantage to shop around without great threat of missing out on inventory unless the search is limited to a specific neighborhood.
