94 acres of Super exclusive waterfront property with frontage on the Golfo Dulce one of Costa Rica’s most precious sanctuaries for marine life. Gently sloping terrain with numerous building sites offering placid water views of the jungle rimmed tranquil bay. There is an internal access road that leads to the waters edge, making it easy to launch your boat, or just enjoy the beach and warm water bay.

This property is located in the Osa Peninsula, on the side of Golfo Dulce; the exact locality name is Bahia Chal which is about 36 km southwest of Chacarita, and about 6 km east of Rincon de Osa.

Access to the property is via a fully asphalted road from Chacarita. Main property entrance is just off this national road (Costa Rica National Highway 245 connecting the InterAmericana Highway to Puerto Jimenez; the highway is newly fully asphalted). The property is comprised of two parts: 28 hectares, the titled portion, and 10 hectares is the area under the governance of the Laws of Zona Maritima Terrestre (the Maritime concession zone). It opens up to the coastline of roughly 673 meters long. There is an existing beach about 150 meters wide, covered with grey volcanic sand.

The property has municipal electricity and water supply, own private road descending to the beach directly from the main entrance gate. It is in the direct line of sight of one of the entrances to the Corcovado National Park (about 6 km across the Golfo Dulce). There is a large swath of the primary forest on top of the main hill. Several wild trails provide plenty of opportunities to observe breathtaking views of the surrounding bay as well as bird-watching.

Also, located on the property is a large house structure (18 m X 18 m), with 3 rooms, a kitchen, indoor and outdoor bathrooms. This structure has concrete foundation and metal-frame roof. Right off the beach area is a light hut which formerly featured a bar.

The total area of development within property limits is 6-8 hectares and is amenable for cottage construction as well as individual houses. The main house location is perfect for conversion to a hotel & a restaurant due to its high-perch location on top of the hill overlooking the gorgeous Golfo Dulce.

The property provides a wide array of attractions such as various fruit trees (cashews, almonds, coco, manzana de agua, cacao); the variety of birds is enormous; specifically, there are scarlet macaws and toucans; the bay is full of dolphins, game fish (including sardines & tuna), and plenty of giant sea turtles; it is a popular place with the populations of migrating whales (orcas & humpback whales). The waters are deep which is perfect for scuba diving and snorkeling. All manners of water sports as well as recreational fishing are available.

Currently, the ride from the San Jose area (Juan Santamaria International airport) takes about 3.5 to 4 hours by car. There are flights available from the Juan Santamaria International airport (via Sansa national airline) to Puerto Jimenez (about 30 km to the southwest). However, the new large international airport in the Palmar Sur area (about 50 km to the north) is being actively researched, and should be available within 3-4 years.

Very unique waterfront opportunity, and perfect for private family compound, or boutique mixed use development, or an exclusive eco-resort!
