Michael Simons has been involved in sales in the USA his entire adult life, with the primary focus on cellular phones and electronics industry, having owned and operated as many as 6 businesses at one time.

12 years ago, during a vacation trip to Playa Hermosa, Costa Rica, he purchased two exclusive ocean view lots and nine years ago, he made the professional career changing decision to move to Costa Rica and became the Co-Owner Broker of a major real estate franchise.

I also questioned him about the current real estate market conditions in his area and Michael told me that:

“We are slammed actually. We have done more deals in the last 9 months than in the last 3 years! I think this is for a couple reasons:

  1. First off, most of the buyers have been kind of lingering for a year or two, waiting for the so called bottom to hit As they have now come back for the 2nd or 3rd trip they realize that almost everything they had been looking at has sold and, the real rock bottom prices are almost gone.

    We hit the bottom over a year ago and are definitely on our way back so that is pushing people to purchase for the fear that if they wait much longer they will really have missed out on the best buying opportunities. Plus the cost of construction is still high, so if you miss the chance to buy a house or condo that is built and turnkey, it will cost you substantially more to build one than you can buy one for today, hence the rush of recent offers.

  2. Many of the big projects, the Liberia Airport expansion, the new Hospital CIMA, the new Clinica Biblica Hospital, the Playas del Coco boardwalk, the paving of the Monkey trail road and Sardinal roads, and some of the big resorts are getting back in action now after a three year hiatus… This shows that the long term investment of Costa Rica is strong and this brings investor confidence.
  3. Third: The USA is totally in the tank and the majority of people are very disappointed with the direction in which the country is moving. Everyday I have clients get in my car and the first thing they tell me is how much they want OUT.

    So this is of course good for our real estate business in Costa Rica. Plus, let’s face facts! Waking up to 90 degree weather and beautiful beaches and monkeys in the trees sure beats the hell out of snow, ice and depressing news on CNN, especially in January and February.

    The majority of prices were down about 50% from “asking” prices of the peak time, but were really only down about 30% from real sales prices. So a condo that had sold for $300k and then was put on the market in the peak for $400 (but never sold at that price) is now in the low to mid $200s and selling.

    We are running out of finished product, so we should see more land sales again in 2012 but for now its only finished product. But as mentioned, this is disappearing quickly. 90% of our sales are for homes or condos under US$500K, the high end market is very slow.”

“We are the largest real estate office in the entire region. We have more agents working in our office than all the other competitors combined. Many of the smaller agencies have closed their doors and joined our team as we are the leaders of the industry. We can honestly say we are the MLS for the Papagayo region.
