There are several reasons why owning real estate in a gated community has its advantages. The reasons are plenty: Amenities, security, and maintenance of infrastructure (probably being the most important under a horizontal condominium regime).

Here in our area of Guanacaste there are two resorts that stand out and that have achieved success; Hacienda Pinilla and Reserva Conchal. Both resorts have similar features; an 18 hole golf course, Beach Club, security, solid infrastructure and hotels within their community. However, they differ on the concept and topography.

Hacienda Pinilla holds a more Guanacastecan concept in their flat terrain while Conchal appears to be more modern with a topography that has hills and mountains. They both have solid developers and a defined Master Plan.

The most common doubt any potential buyer has is the monthly maintenance fee that has to be paid by the owners. Perceived as a downside, yet crucial to uphold and maintain the value and the maintenance of the property and community as a whole.

It is positive if you come to think about it as a guarantee that your property will not deteriorate and will hold values better than those outside communities generally speaking.

Why do I say these properties don’t depreciate as much as the ‘outside’ competition when we are in such a tough market?

Let’s examine this: The amenities are in place, despite the economic down turn, they are there for owners, renters and visitors to use. All the services are in place and running, infrastructure is in place and properly maintained. So, the value of the houses goes down, but in these places, all this “pluses” come into the equation of value. How many places like such in the area? None!

The profile of the owners is pretty similar: Baby boomers with their property paid for. For most of them selling for what they paid for, or taking a loss on their property is not an option for most, but occasionally the ‘fire sale’ will surface.

Like anything, there are exceptions to the rule. We have a handful of exclusive listings in the Reserva Conchal and Hacienda Pinilla communities.
