Our research clearly shows that Costa Rica condo prices at the beach are STILL holding steady along the ‘Gold Coast’ of Guanacaste despite the poor real estate market in the USA.

Most beach areas have condos available in a wide range of prices. It is still possible to get some affordable condos near the beach (5 to 10 minute drive) in the low to high $100,000 range. Although, to get high end finishes within a few blocks of the beach, it is now increasingly difficult to find a quality condo in Costa Rica below $250,000 and that would be for a non-ocean view.

Ocean view condo properties nearly always carry a premium. Often times you will pay an additional $50,000, $150,000 and more to have an ocean view. Penthouses sometimes carry a premium, but those who buy penthouses tend to seek exclusivity. Luxury properties range from US$400,000 to over US$1 million.

Many of the buyers we have had in 2007 are a mixture of those looking to retire full time, investors investing in second homes and rental properties, and a small percentage of those under retirement age who decide to come to Costa Rica to experience a new way of life.

I am seeing developers in Costa Rica paying more attention to detail and amenities that the buyer is demanding. Among the finishes most wanted:

  1. Upgraded kitchen (granite countertops, upgraded cabinetry and appliances).
  2. Upgraded flooring
  3. Crown molding, upgraded baseboards
  4. Air conditioning in all rooms
  5. Optional furnishing packages (less hassle for the buyer)

There are still many opportunities to buy into pre-construction projects as well as those that are currently under construction. There are a good amount of projects that are also complete and move-in ready for those who do not want to wait.

Some developers are also offering ‘fly and buy’ incentives to cover your travel costs to come to Costa Rica, should you decide to buy within their project!

Financing is more readily available in Costa Rica through local private and national banks. I also have a few opportunities for owner financing on certain units in certain developments.

The rental market in more populated beach areas, continues to be strong for properties with good locations and amenities.

Amenities requested:

  1. Pool and lounge area
  2. BBQ area
  3. Green spaces, park
  4. Fitness center on-site
  5. Ample parking

The areas of Playa Flamingo, Tamarindo and Hermosa, tend to be the pricier areas, due to the services in the area and the beaches. However, there are still opportunities to get into lower priced condo options in these areas.

The next areas to become more developed are Potrero (to the north of Flamingo) and Puerto Viejo/Pirates Bay (south of Playa Conchal) where a Canyon Ranch Spa and Resort is planned.

There are still some good buys very close to the beach, both for land and condos. Most of the land for single family home buyers will be found in Potrero, Conchal, Cocos and Hermosa.
